Buying land can be an important personal or financial decision. Before making payment, it is essential to understand exactly what is being offered, what documents are available, and which steps are required to complete the transaction.
Ask for the property’s precise location and directions. If possible, visit the site to understand the surroundings, access routes, neighbouring properties, and physical boundaries.
Do not rely only on photographs, a verbal description, or a map image.
Confirm the stated plot dimensions or area. If the listing gives the size in square metres, ask how that information is documented and whether the boundaries can be identified on site.
Confirm the current price and what it covers. Ask whether additional costs may apply, including documentation, survey, legal, or registration expenses.
Get the agreed terms in writing before paying.
Ask which title and transaction documents apply to the property. The documents required can differ depending on the property’s ownership history, location, and legal status.
Do not assume that every property has the same type of title document.
Have the relevant documents reviewed by a qualified property lawyer or other appropriate professional. Where necessary, seek verification from the relevant land registry or government authority.
A document supplied by a seller should not automatically be treated as proof that every aspect of the property is in order.
Ask whether a physical inspection can be arranged. During the visit, confirm the location and ask questions about access, boundaries, the surrounding area, and any features advertised.
Ask what is known about ownership, government acquisition, competing claims, access rights, and any other issues that could affect the property. Seek independent legal advice where appropriate.
Confirm the payment method, payment schedule if instalments are available, deadlines, receipts, and the process for documenting the transaction.
Do not assume that instalment payment is available unless it has been expressly offered.
Ask what documents you will receive, what steps remain to complete the transaction, and whether additional registration or perfection procedures apply.
Keep records of payments, agreements, receipts, and correspondence.
A careful buyer asks questions, inspects the property where possible, reviews the relevant documentation, and obtains professional advice when necessary.
